The Announcement
It has been a prayer of ours for some time to be able to purchase land with enough acreage to build our home and allow for other building sites should family members decide they want to join us. We had the seemingly impossible hopes that the property would be located in the east part of Blount county, close enough to the city but far enough away, gently rolling, mountain views, closer to our parents and other loved ones. In the fall of 2015 we were presented with such an opportunity. OUR GRACEFIELD FARM!
Just to help you understand our process, the property is in the City of Maryville Urban Growth Zone, which means that the City of Maryville Subdivision development rules and regulations apply to this property. These rules restrict to three the number of building sites off a private road. We loved the property but, with its configuration and limited road access, could not buy 34 acres and just allow for 3 homes. As such, in order to protect the investment, pay for the road, and allow lots for other family members, we determined our best option was to develop and sell lots on the front half of the property. Our goal is to balance large lots (as little home density as possible) with costs and the attached plat is the result. Our hope is that some buyers will want to combine two lots.
Attached is the final Preliminary Subdivision Plat which was submitted and approved by the City of Maryville at their January 18th meeting. There will be six lots reserved for family and 14 lots available for sale. All utilities will be underground and currently the extension of gas and sewer lines to the development is not feasible. Each of the 14 one+ acre lots will have building restrictions and require architectural review. In keeping with the name of our development, Gracefield Farm, we would love for your family to join us in a development of gracious farmhouses with front porches for visiting.
Development is expected to be complete and lots available for sale in the fall of 2016. Final lot prices have not been established but are estimated to be between $59,000 and $79,000.
